Current emphasis on California and Connecticut, with long term strategy including some of the western states (Arizona, Nevada, Idaho, and Mexico).

Submarket Priority
Urban In-Fill and Regional Mixed Use

Property Acquisition Conditions
Entitled – Anchor tenant commitments will be obtained

Unentitled – Zoning and entitlements will be secured by Westco Development; Anchor tenant commitments will be obtained by Westco Development.

Ownership – Single parcel ownership desirable. Assemblies and multiple parcel transactions acceptable.

Property Acquisition and Construction Financing
Preference – Financing is not a condition to close escrow.
Alternative – Joint venture with Westco Development (landowners/investors)

Desirable Property Attributes
Strong intersection – solid traffic counts
Property depth – minimum 500 feet
Property width – minimum 600-700 feet
Major utilities available to site
Topography supporting maximum GLA yield
Good visibility from arterials
Population – 3 mile radius – minimum 25,000
